Grosser, a multi-disciplined engineering and environmental consulting firm, was founded in 1990 and offers a diverse range of environmental engineering and consulting services to meet market demand regionally and nationally. Based in Bohemia, NY, PWGC has offices in New York City, Saratoga Springs, Monticello, Syracuse, and Connecticut.

PWGC strictly adheres to conducting all Phase I Environmental Site Assessments (ESA) in accordance with current compliance standards. We strive to constantly improve our Phase I work scope to meet the evolving standards for ASTM 1527-13 and United States Environmental Protection Agency (EPA) All Appropriate Inquiry (AAI) Due Diligence.

With nearly three decades of experience with site assessment management and services, PWGC brings real value to our clients. Expertise in extracting historic site information from various levels of government allows PWGC to focus and streamline the fact-finding portion of a given ESA.

The objective of PWGC’s Phase II ESAs is to provide answers to the questions raised by the Phase I ESA and use the information in a forward-looking manner to outline the path toward reaching project goals.

PWGC pursues the execution of Phase II ESA with the same level of expertise and dedication associated with our Phase I ESA effort. Whether you are prospective real estate buyer or seller, PWGC is adept to manage each project in a timely and cost-efficient manner.

Developing scopes of work in accordance with ASTM Practice E1903-11, PWGC can enhance the position of its clients by managing environmental risk through various means that include cost to cure estimates, development of escrow agreements for remedial measures, coordination of regulatory sign-offs, preparation of appropriate indemnifications, purchase price reductions, and environmental insurance policies.

PWGC uses specific criteria in the development of the scope of work for a Phase II ESA. Considerations include a given site’s Recognized Environmental Conditions (RECs) and Areas of Concern (AOCs), which were identified in the Phase I. There is a practical evaluation of these RECs and AOCs to obtain the necessary data to characterize the site. PWGC then interprets the resulting data within regulatory and zoning contexts and the site’s proposed future use to facilitate redevelopment, if possible.

A Geothermal Heat Pump (GHP) taps into the massive reservoir of thermal energy stored in the earth beneath us, derived predominantly from the sun, to efficiently heat and cool a building interior. A GHP consists of one or more geothermal (technically “ground source”) heat pumps used in conjunction with a buried ground heat exchanger (loops or wells). This single mechanical system replaces the boilers and central air conditioning units of a conventional HVAC system.

Ground-source heat pump technology is an established, although often overlooked, HVAC option towards achieving greater energy efficiency and reducing our dependence on foreign oil. Buildings account for over 40 percent of the total energy used throughout the world, and the greatest portion of energy use in buildings is for heating and cooling. The United States Environmental Protection Agency and Department of Energy have concluded that a GHP is the most energy efficient, environmentally-clean, and easy to maintain heating and cooling system on the market today. Multiple studies have shown they have the lowest life-cycle cost of all other HVAC systems. With demonstrated high efficiencies come lower utility bills, on the order of 30 percent to more than 50 percent reduction over a conventional HVAC system, and elimination of on-site fossil fuel use and carbon emissions. Other benefits include elimination of noisy chillers, cooling towers and furnaces; reduced mechanical room size; supreme climate and dehumidification control; no visible outdoor equipment and contribution towards achieving points towards LEED certification.

A brownfield is a property where redevelopment may be complicated by the presence, or potential presence, of a hazardous substance, pollutant, or contaminant. In an effort to promote the redevelopment of such parcels, New York State and Federal Brownfield programs have been implemented and changed the way many contaminated properties are viewed. Benefits of remediating and reinvesting in these types of properties include:

An Innovative Alternative On-Site Wastewater Treatment System, or IA OWTS, is a next generation approach for handling household wastewater. The systems are more efficient at removing nitrogen and other contaminants, less expensive, easier to operate, and smaller in size compared to a standard wastewater treatment system.

Yes. In fact, civil site engineering represents one of PWGC’s largest market segments. As a result, some of our most senior and experienced principals and associates are involved with this sector. Our civil site experience ranges in size from smaller-scale residential and commercial sites to regionally significant projects for the public and private sector, including institutional, retail and residential development.

PWGC recognizes that each real estate development project has its own identity, which requires the custom application of civil site design expertise depending on client objectives, site conditions and regulatory requirements. Our approach to civil site engineering is based on extensive discourse with the client to ensure an appropriate design that will meet project objectives is drafted.

In addition to Civil Site Engineering, P.W. Grosser provides Geotechnical Engineering. We specialize in preliminary and design level investigations for residential, commercial municipal/infrastructure construction. Our professionally licensed and highly experienced engineers work to provide you with practical, cost-effective solutions that are tailored to your unique site and soil conditions. We work with expert contractors that are capable of performing geotechnical investigations for new construction or renovations utilizing conventional and specialized exploration equipment.

PWGC can develop your baseline carbon emissions profile through the comprehensive analysis of your

using protocols based on The Climate Registry. These include the following:

• Direct Emissions (Scope 1) – On-site fuel combustion fugitive refrigeration emissions.
• Indirect Emissions (Scope 2) – Electricity consumption, imported steam, and heating.
• Indirect Emissions (Scope 3) – All other emissions (Personnel Transportation & Travel, materials purchased,
  and waste). Scope 3 is currently not required if submitted via the Climate Registry.
